We lived in a nearby neighborhood (Somerset)for 2 years and found that the commute to DT Raleigh/RTP was awful. We even waited it out for 540 to be built and found it only shaved about 10 minutes off and cost us $1200/year in tolls.

The problem is getting up 55 to 540, or going further up to US 1. They added lanes on 55 bypass, yes, but they also added traffic lights and about a thousand new homes (exaggerated) and commuters. It took 20-25 minutes just to get from where you are to 540, and then another 10 to get to US 1 during rush hour. On the way home, traffic actually backs up onto 540.

We were told it was 20-25 minute commute to RTP as transplants coming down, and that may be true on a Sunday at noon
I don't mean to be unduly negative, but it really became a quality of life issue for us and we ended up moving because of it and I wish we had known or been savvy enough to actually test it out during commute times.

The model is nice, but not very high end. Dan Ryan builds the same home, but with much better upgrades and options (and for at least $100k more) in a subdivision near Umstead Park. If the Umstead home were in my price range, I'd go for that. If not, the one in HS is way too basic.
