Is it because close to train/ road/flights? school districts?

This and the massive amounts of traffic. Go over at the evening rush and see what you think.

Not sure what the schools are there. Probably Cedar Fork Elementary and West Cary Middle.

Yes, traffic has been horrible there for over ten years.
When I saw them clearing the land several years ago I couldn't believe it was for houses.
..... but I would bet that every one of them will be sold.

if it's where I'm thinking of, not every parcel should be developed as residential real estate. Airplanes and trains are the lest of your concerns, at the moment.

Schools are fine (I would imagine) but the train and airplane noise and traffic would keep me from looking there. I would rather buy a townhome in a better location then a SFH there, just my opinion.

How can anyone possibly tell you that?

You can get a similarly priced home in an actual neighborhood on the other side of 54. I can't understand why anyone would buy in Cotten Place, but whatever floats your boat.
