Don't despair! We're had a slow January but we're coming into the busier season for real estate. While you might find it more comforting to do an open house, it's not considered the most effective form of marketing. Usually you have neighbors, tire-kickers and those that are interested in interior decorating tips looking at your home. However, if you've discussed this with your listing agent and want to do the open house, your agent should be able to arrange it.
In this kind of market, I'd want whatever kind of exposure I could get--including flyers, ads, internet and open houses.
I agree to a point. But my last house was sold (in Dec. 2001) to some folks doing just: driving around looking at neighborhoods who just happened to stumble on our open house. So don't discount open houses completely.
We bought our 2nd house at an Open House. We had been looking for another house for a while and then decided to give up and add on to house number 1. But then we stumbled on the Open House for house 2 b/4 we could agree on a contractor. I know several people who purchased homes at Open Houses in Portland. But it's a very different market. I do miss going to the Opens and meeting the realtors and being a lookie lou. It's a good way to educate yourself about the market and what people are looking for.
The buyers for the house we sold in Dec came to our open house. I asked our agent to hold one. From my perspective, I thought an open house couldn't hurt and I was just hoping for feedback, even though I expected only curious neighbors to stop by. The open house was a way for our buyers to check it out without committing to an appointment with an agent.
Good luck. Selling a house is stressful (understatement).
