Is there a list of neighborhoods in Cary and their HOA fees? I will specifically will be looking to buy a home in NW Cary in 6-9 months, $300k range. Might need to settle for a townhome, don't need a pool or club. Any suggestions? I am currently renting a townhome in Stonewater which is a very nice area so want to buy near here. But I don't want to pay $200 a month HOA fees for access to a pool that I won't use.
Edit: my kids are grown so schools don't matter. However, resale value does, so not sure I want to be in the Durham county part of NW cary ???
If you purchase a detached home, the HOA fees should be less than $200 per month.
If you purchase a townhome, the HOA fees will still be less than $200 per month but they will be higher than the detached home fees. the fees for the townhome usually covers the exterior maintenance, roof, and yard so you will be paying for that in your higher HOA fees.
You should be fine finding a detached home in your price range if you don't mind not having brand new.
If you want brand new in that area, you may have to go with a townhome but you have choices.

$218 really isn't a lot more than a common 30 year old townhome community that put off all reserve fund building, where owners now have to pay off a large loan for roofs, paving, siding and painting.

True. The TH we own/rent out has dues around 170 a month and there are no "amenities" to speak of. SCV is definitely more attractive a neighborhood, newer units, higher-grade interior finishes, garages, etc.

Yep. I remember being at the HOA meeting when they decided to raise them up that high. Many of us tried to have a reasonable conversation about the pros and cons of where to set the fee, but the rouge board seconded a request for an immediate vote and it passed. Our "For Sale" sign when in the ground the very next day...LOL!

SCV Townhome HOA also had to pay dues into the master COMMERCIAL side HOA for common area upkeep, drainage pond maintenance, lighting and paving/painting streets...which are private. They were trying to fight that in court when we left. Not sure how that ever turned out. The reason they were fighting it, is that the exact financial obligation to the commercial side was not initially disclosed to the buyers. Some of the buyers were realtors and attorneys, so that really did not sit well with them.
