In a place I used to live, such a mall existed. It died out and they made it an outdoor mall / shopping area and it completely rebounded, the only thing that remained from before was the anchor department store.
Listen, I love IKEA as much as the next person, maybe a little more, and I'd be thrilled to be wrong but based on all the factors that I've seen that go into them opening a store (specifically demographics and adjacency to other store locations) , I just don't think we're quite there yet. I was just at the Charlotte store two days ago and was stuck by the smaller size and assortment of goods at that location vs. stores I've shopped elsewhere.
Now if I saw some indication in the press that Ingvar and his folks are rolling out "lite" versions of those big blue boxes I'd be more apt to believe there might be something to this rumor. As it stands right now it's a useful bit of chatter to toss out there if you're a mall owner with a property that could use a little good press and more tenants.

Thanks for challenging me on that. Digging a little deeper it seems there is more size variance than I had previously believed. Their smallest US store is in San Diego @ 198K/sq/ft, largest, Schaumburg @ 405K/sq/ft. (I've shopped that one a number of times, they might as well have their own zip code and weather forecast ) . Largest in NA, Montreal @ just under 470K/sq/ft, largest in the world, Stockholm @ 594K/sq/ft. Charlotte checks in at approx. 350K/sq/ft, so it is on the smaller end of the scale with 400K +/- being something of an average.
As previously mentioned, I would be more apt to believe IKEA opening here if they did smaller versions, and that they do so time to shake the Magic 8 Ball again...
Seeing the proposal for the property across the street makes this all the more interesting. Hopefully, IKEA works out and they are able to get things back on a good footing, because with the amount of office and residential going in around Wegmans, it will soak up much of the demand on that side of town for a good long while.
