Has anyone had problems with their HOAs refusing to allow trash sheds along the side of the house, painted to match the color? I pretty much have no answers to my questions (I live in a new construction neighborhood and not all of the houses are sold; therefore, the HOA is not transferred to homeowners yet).

Here is an example: it will be painted to match the house

I would contact your HOA's ARB to get that approved.

The lattice type deals? Nope. But, that looks like a shed.

Already contacted them with no reply. No email, phone calls, nothing. They only say what's not allowed, and not available for anything else.

The rules state no trash containers visible outside of the house or "in screened areas." I'm guessing that is like in a screened porch/patio?

I think you might find trying to paint pressure treated wood to be a challenge, might research that one. The chemicals in the wood tend to not like paints or stains.

Lattice enclosure or screened porch.

Basically, hidden from view.

I did research this, and thanks for that info. Seems like many people don't know this about pressure-treated wood. I am going to use pressure-treated wood and maybe cover the wood with a T1-11 siding, with tongue and groove pattern, as that is easily paintable and stainable.

Plytanium Plywood Siding Panel T1-11 4 IN OC (Common: 11/32 in. x 4 ft. x 8 ft.; Actual: 0.313 in. x 48 in. x 96 in.)-198557 - The Home Depot

(One way or another, I will keep the trash/recycling cans out of the garage!)

PT wood can be painted, stained, or whatever as long as it's dry enough. If water beads on PT wood it needs to dry more. If it absorbs you can paint it fine.

I changed my mind - I won't build a trash shed and will built a trash can screened type lattice fence like RedZin said, maybe 6 feet x 3 feet with some nice pavers. The lattice fence will be cris-crossed with very tiny holes, with kiln-dried pressure treated lumbar and painted to match the siding of the house. I've seen this type of set-up in many west Cary neighborhoods.

It will be nicely done -the HOA would be stupid to say that's not allowed. It will look really nice. Trash cans belong OUTSIDE, not inside my garage.

Notify the HOA by certified mail that you demand an answer from them about your plan and will consider a lack of response within 30 business days as approval.

Better still, if you have a reasonably priced attorney, have them send the letter for you.

Don't most HOA's have something like this built into the bylines? I know all the ones that I lived in have had them. I think they were 60 day response timeframes.

I'm so glad to live in an older neighborhood that doesn't have an HOA. Most people take good care of their houses around here and live peaceful normal lives without some busy-bodies telling us what we can and can't do on our own property that we bought and paid for...that's just ridiculous. Life is too short to spend so much time worrying about trash cans being visible.

To the OP, find out who's complaining and slip a few dirty diapers into their trash cans.
