have a deck that has only been built for a few years...the wood has begun to mold & it's making the treated lumber wood ROT , what an unreal costly nightmare !
Builder is of NO help..to say we're p.o.'ed at him is an understatement but that's beside the point.
If anyone can please tell me a product you know works well to STOP the growth of mold ( we " think" it's black mold) on "non" stained treated lumber please let me know. This mold is spreading like wildfire.
It's said by several reliable sources not to use Clorox for it breaks down the fibers of the wood...have gotten that advice from many as of late.
I don't want a product that just cleans the mold, I want one that KILLS the spores !
There's fungus on this wood, it actually has grown mushrooms in spots and no...we don't have standing water issues on/around this deck either.
A lot ( over 1/2) of the wood we're having to replace but trying to stop future mold growth on the wood we hope to save.
Gotta fix this asap before termites get interested so also looking for a well known good diy termite deterrent if anyone can suggest one of those ?
This lumber is supposed to be mold/fungi and termite resistant, so far it has not passed the fungi test and I sure as heck do not expect it to pass the termite test either !

Can you post a picture? It seems hard to believe that PT wood would be rotting after three years. Something is not right about that.

Was the deck sealed? Mold is EVERYWHERE outside. It may just need regular maintenance.

I don't know how to post a picture but trust me, the wood is treated lumber and many boards are outright rotting out ! It has not been sealed but we have, in the past, treated it with Clorox/water mix BEFORE we heard that was not a good thing to do. ( only did that 1-2 times at the most )
I know it def. does not sound like it should be doing this but it most def. has and we are getting some money back from the lumber company in order to buy some replacement lumber.
Having to do ALL the work ourselves because our builder is again, of NO help.
What is rotting out is above ground treated lumber.
The new industry standards, it seems, are to use only ground treated lumber for outdoor projects now so everyone please heed that advice !!

I'm not an expert but I do know the deck needs to be stained or sealed. I believe it should be done 30-60 days after it's built to give the lumber a chance to dry out. Still, even a deck that hasn't been sealed shouldn't be rotting after 3 years.

Was this a new home when you purchased it? Did the builder give a 10 year warranty? I wonder if this would be considered structural.

You may want to contact a mold specialist for a free estimate and to see what he says the issue is. They use a chemical to get rid of the mold and I've used them for MANY crawl spaces.

Concrobium, which is available at Home Depot or Amazon. Having seen thousands of decks, I've never seen one rot in 3 years. Would love to see pictures!

50/50 solution of water and cheapest bleach from Wal-Mart, with a dash of Dawn.
Put it in a $10 pump-type weed 1-gallon weed sprayer, spray & let sit about 15 min. and hose it clean!

I gallon size is nice to also use when carrying up a ladder to clean window trim, etc. Wear goggles and old clothes!

we've read conflicting reports about WHEN to seal it so we waited longer than that.
Wanted to add also....we used an oil based deck stain on the railing within a year and guess what....it happened on that FIRST !
Come to find out...again, after the fact...do NOT use an oil based stain and this was a DECK STAIN by a well known company with mold resistant stuff built into it, omg what a nightmare .
I'll look into posting pics but again trust me folks, this is not made up and is the deck from hell.
