Gotta laugh I said the same thing ten years ago. I really was interested in Del Webb but it was a non starter for wife back then. We have started the CCRC road and are partnering with a place Looking at maybe ten years from now or so
.....MANY of the people we know (about half of our neighbors) own other residences. Not all are lake/seashore vacation rental properties, either: splitting the year between here and Maine, or here and Florida is not uncommon.
....the population seems to be skewed towards working 55 year olds. Piedmont Hall is usually empty during the day, and bustling at night and on weekends. This, to me at least, points toward a working crowd. (Many of the CPAs, lawyers and consultants are only nominally retired, and still have "something going on the side." There are at least a few professional artists and craftsmen too.)
Long term, there is no reason to think that 55+ will NOT be seen as discriminatory, and revoked nationally, by some future administration.
My Dad is considering moving down to Raleigh and I'm interested in looking at Carolina Arbors for him. He has a budget though and won't be able to pay above $250k. Are there any houses available at CA $250k and under?

Sorry, no. The cheapest floor plan is a 1 bedroom, 1 bath called the Hill Crest. It starts at $269,000 and it won't end up being that price - you'll end up including at least a few options, and may HAVE to pay a lot premium (I'm not at all sure that CA has any lots without lot premiums).
Personally, I'd be very hesitant on buying a 1 bedroom, 1 bath there (or pretty much anywhere) unless resale means absolutely nothing to you.
Can he go above $250K with a small mortgage? That's the direction I would be looking into.
Also remember - he is going to have $250 per month in HOA fees. These cover most of the activities in the clubhouse and lawn maintenance. But it is NOT optional.
If he is specifically looking for a 55+, he can find that price range at Sun City Carolina Lakes, Ft. Mill, SC. It's barely over the state line from Charlotte.
Unless it's a sale to family or we have another 2008 crash, there won't be. None of the models were EVER below $250K, afaik.
When we moved in to CA (12/2013), the base price of the Hillcrest was $199K (1100 sf, 1 BR, 1-1/2 BA, no upgrades). It is a pretty small house but I know a few people who bought this model and added a second floor (loft, 2nd BR, another full BA, 1800+ sf). It was too small for us.
Prices have increased on all models significantly since that time. The base price of our model is now 65K higher than when we purchased. Also the HOA is STILL $174/mo.
We will be selling our home in CA in about 18 mos - 2 years. The community should be built out by then and likely, only resales will be available.
We just bought another home in Southport and we plan to retire there. While we've really enjoyed our time in CA, we decided against an age restricted community. Living here has been a good experience for us. We've made wonderful friends who I know will be in our lives forever but bottom line, we are originally from New England and just really miss living near the beach.
