My HOA board is looking to change management companies. If any of you are on your local community's HOA board and use a management company that has been responsive and does a 'good' job please pass along your recommendations. Please DM me with any "absolutely stay away from" stories.

In particular, my community is relatively low maintenance but we do have high demands for responsiveness and accuracy. As far as the range of management companies go, we're just looking for minimal support:
- <50 houses
- Looking for a company to handle monthly bills, to consolidate our monthly financial statements, send out dues notices, collections, prepare annual taxes, accept incoming architectural requests (which are then sent to Board for approval)
- Board to have control of all bank accounts
- HOA was turned over from developer years ago and we're in steady state. We went through the process of having our roads brought up to standard & taken over by NCDOT on our own, so all good to go there too.
- No pools/clubhouses, etc. Only common area is land.
- Not looking for a management company to drive around looking for violations
- We'd prefer a company where we have a focal point assigned and we're not passed around to various employees for various tasks.

(Helpful responses only please - this thread isn't to debate the merits of management companies and how many of them are incompetent. I know there are some better than others.)

Omega Association Management seems to do a good job and maybe is local (HQ seems to be Cary).

Personally, I could not recommend this management company. They do manage a large number of communities since they have a strong relationship with developers.

Understandable. Most HOAs dont live up to expectations...almost seems like that's part of their business model.

I would not recommend Talis or CAS.

We have them and we don't have any issues with them.

Omega seems to do okay for Oxxford Hunt. Maybe there just isn't much competition in Raleigh.

Think Omega is overwhelmed as they took over Bella Casa from Talis in April. Talis has gone downhill since a few people left ironically to Omega last year.

The problem with all these companies is they are trying to cut to the bone because no one wants their dues to have to go up. So, they hardly have money in the deal to actually do a good job administering things once they win the contract. People complain when things don't run smoothly and the neighborhood looks like crap, but not as loudly as if the dues go up $1 a month.
