I'm actually shocked and dismayed that we have $400K townhomes here that have some iffy conditions. What is happening to the housing market here? Anyway, that's my rant and not your problem.

But if I were even considering $400K on a townhome (and I couldn't) - it would have to be pretty perfect. I don't believe you HAVE to spend that much on one here. Maybe I'm wrong, though. I hope not.
We've had $400,000 townhomes around for years.
These will be 2700SF and dressed up pretty nicely.

Just one row of them backs to the freeway.
It is a local real estate platitude, "You just need to find someone from New York, and it will sell."
Or, apparently, from California, the land of freeways.

There’s a whole development of townhomes next to me that are in the $400K range - I guess that’s cheaper than buying a more expensive house in Five Points

That's true! They're selling townhomes in my old town in Northern Virginia in the $700Ks, and they were built in the 1990's! $400K sounds downright cheap to these people. And NY and CA is even more expensive!

However, I would not buy a townhouse that backs up to a freeway for any amount of money. My favorite saying in real estate is "You can change the house, but you can't change the location."

That is exactly what I was wondering!

first, hire an agent to represent you that knows the ITB area. Sometimes, there's no rhyme or reason why property values and desirability differ so much within 1/4 mile of each other.

I would buy at the Ramblewood or at Grove at Fallon Park first, before I got interested in Townes at Cheswick.

I live next to Grove at Fallon Park and I would much rather buy a $400K townhouse (if I had that money haha!) there than Townes at Cheswick. I can still get to Trader Joe's, North Hills etc... in 5-10 minutes.
