This looks like a win-win situation:
  • Fred Anderson gets a nice chunk of land on the other side of Glenwood to do something with.
  • Current Fred Anderson Toyota and Umstead will both end up being accessed from a loop road that ties into the existing signal at Triangle Drive and the old Original Mattress Factory building.
  • Umstead gets some additional contiguous land and $2 million to help acquire more elsewhere.

I've been buying Toyotas there for 15+ years and the only thing I hate about it is trying to make a left out of there, after a service visit. Heck, even the right turns can be tricky. (I visit Umstead every now & then, too.)

I give this plan two thumbs up!

A right turn followed by a U-turn at the signal accomplishes the same thing much safer. Yes, the rights aren't very easy at times, either, but a lot better than the left.

I suspect directional crossovers will get installed on Glenwood at Toyota and the park entrance once the loop road is completed to prevent left turns out of both places. If not then, during the widening project in a few years.

Almost certain for the widening, I’d recommend it for this project. However, the political push from the park may leave the “better” access for now, meaning the less safe full movement signal.

Fred Anderson Toyota pushed for the change to their median opening to include the acceleration lane on the WB side against recommendations. (Circa 2004.). Right after, one of their employees was killed making that crossing.

A road as busy as US 70 shouldn’t have uncontrolled left turns from the side streets. (Signalized ones aren’t as bad from a safety standpoint, but suck capacity and increase delay at those locations.)

That little corner of the park north of 70 always bothered me on maps. Nice to see an amicable way to clip that straggler.
