Looking to sell in Cary's 27513 zip code & want to get the best agents to handle this as I am seeking, like all sellers, the top price for my 13 year old home (comps put my home at about $440,000). FYI: I am a NC commercial Real Estate broker with 47 years experience both here (22 years) & So. Calif. and want to interview top people only. Any input for this? Thanks.

You shouldn’t have a problem selling a 440k house in 27513 right now, go with someone you feel comfortable with. Now if you had a $800k house, I’d be more picky...

Your house will sell as fast as it is priced to sell....

But, homes in your neighborhood very seldom close over $400,000, and they have to be over 3300SF to do so, so be careful of a "Top Producer" buying your listing with an inflated price, and then immediately trying to press you into lowering your price.

Serious question, no snark. How do you know what "neighborhood" the OP's house is in? Wouldn't an area as large as a zip code contains lots of neighborhoods? And none of those neighborhoods have houses in the mid$400s?

27513 is only relevant to the quest for the Ultimate Rainmaker Top Producer.
Comps start within the neighborhood, and we only go outside the neighborhood in tangential search for information.
Don't want to compare older custom stuff on larger lots against newer cookie cutter production stuff on small lots.

Yes, I see, thanks...thats really my point, more or less. A zip code isn't a neighborhood, and prices can vary widely within such a large geographic area. I guess your apparent description of a zip code as a "neighborhood" and then the contradictory information regarding sales over $400K threw me off.
