Another home in the same cul-de-sac sold in the upper 700’s earlier this year. I am not surprised by the 629 price at all.

What was the square footage? How many bedrooms/bathrooms?

Maybe close to 1000 sq ft more, but still not surprised.

Must be this one. $202 a square foot. Let us know what this house ends up selling for.

I say this because:

1. The location is hot.
2. Schools are hot.
3. The lot is nearly a half acre.
4. It's the cheapest house in the neighborhood at the moment.
5. It has 4 beds (granted, one may be a bonus that is being called out as a bedroom)
6. It has clearly had SOME sort of updates since it was built in 1997.

Sidebar: It's a John Wieland, I do believe. I don't feel like looking it up on wakegov to confirm.

There was a house in Wessex this weekend not too much larger than this one... well, no... it was like 3500? That was selling for 588k, but it had NO improvements... was around the same age and the nearly half-acre lot was taken up by the driveway into the back yard... no back yard on a half-acre lot. Weird.

So, yeah.... I think this one might sell for less than it is listed as, but you won't see it sell for DRAMATICALLY less, no.

OP, just out of curiosity, what DO you think the selling price on this house should be?
It's a Wieland home. Confirmed at wake gov, but the giveaway was the bathtub behind the closet doors in the pictures of the one that sold earlier this year on that street. [I live in a Wieland home a bit newer than that which has that feature.]

Realtors who cannot sell a house don’t get paid so having them priced competitively is desirable for a listing agent.

Nobody MAKES people pay X for a house.

A house is only worth what someone is willing to pay.

perhaps you can read the responses again, and share the posts where plural Realtors are "trying to justify the hefty prices".

I'm confused which ones gave you that impression.
