Now, a very nice, small resale? Very do-able. The median price in Wake Co for new is over $400K. For resales, $325K.

Hi Mike, thank you! Yes, we would consider 55+, we are 64 and 66 LOL.... interesting to know about cable and APEX.

1. All 55+ communities will have either cable or fiber service. TV will not be an issue.
It MAY be hard to locate greenery and lot sizes that please your husband. They tend to be very small lots, as landscaping maintenance is included.

2. You can get cable in almost all of Apex. It is just something you confirm when considering a property, even before seeing it.
Properties IN the town of Apex without cable are outliers, certainly not terribly common.

Don't buy new. You won't get "lots of trees and green" that way.

Your budget for what you say you want with the lot/trees/size says "resale home" to me.

Who needs cable for internet access anymore?

Now there's satellite cable for around $50 a month.

Just curious about this and searched for Durham (turned out to be the same for Apex);
Max 12Mbps down, $70/mo for 3 months, $100/mo after that. ....no thanks.
I guess Atlanta has better deals.

Raleigh, except so-called south Raleigh, and old Cary are full of trees. Apex and areas south were mostly farms so fewer trees.

Chapel hill and Durham are heavily treed too. Just in general. Pine trees grow really fast. Most new homes under 400k are built on clear cut land so not many trees.
