based upon additional cursory looks - your parents are going to have a hard time finding single family homes, including trailers in good condition, within 45 minutes of downtown Raleigh (you haven't given us a geo reference for you yet)

If they are open to other areas in the state , try New Bern. It's become popular for retirees. I don't know the home values but they might find something.
If they are not very active and don't want to deal with what comes with a house - I know you mentioned no condo but getting a 1 bedroom condo in the out lying Raleigh area might be easier. Otherwise as others stated you will need to expand the search area.

Or since your dad has SS and a pension, have they thought of just renting? Keep the $120k in the bank or put some in an investment to make them some additional money? Enjoy being maintenance free and having the cash to travel. Renting will allow them to be closer to the Raleigh area.

Smithfield, Zebulon or Wilson? I just did a quick look on Realtor.com and there were a few well priced nice looking houses, though I have no idea what the actually area around them is like. How about Roxboro? DM me if you want the name of a great agent up in that area who would help them find the right place for them.
