If you are on a septic system, you will almost certainly have community well (Aqua) or private well for water. You can get 0.5 acres within city/town limits, but it can be challenging with newer construction as the trend has been toward smaller lot sizes.

How old are your kids? If they are already school age, I would try to find a base school you will be happy with. It's really difficult to get into charters or magnets if you're not applying on an entry year (kindergarten, 6th grade, 9th grade).

Just correcting the typo in case she googles - it's Copperleaf, not Cooperleaf.

I'd focus more on a region of the county than a specific school.

I thought Copperleaf, too, but then see that the OP looks for 3000 SF or so. Small for Copperleaf.

The Active homes in Copperleaf are both over 5600SF, and near the uppper range, price-wise.


Sort of bears out the thought that $1 million goes a lot farther here than in Seattle.
