A 1,200-home community in Harnett County has landed its latest builder with a Pennsylvania-based developer announcing an agreement to buy 600 lots to build homes for residents ages 55 and older.

This month, Triangle developer Greenfield Communities announced it is selling 600 lots in its massive Serenity masterplanned communit to homebuilder Toll Brothers (NYSE: TOL), which plans to bring a collection of ranch-style homes called Regency at Serenity.

“We are thrilled to leverage the building expertise of Toll Brothers Active Adult communities to introduce new owners to the rewards of beautifully crafted homes, hundreds of personalized options, the highest-quality building products, and a team of people who go above and beyond to accomplish the vision set for Serenity,” said Matt Brubaker, president of Greenfield Communities.

Altogether, Serenity features 1,200 lots across 550 acres situated along Piney Grove Rawls Road, off Highway 401. Greenfield Communities expects the total cost to come in at around $300 million.

Brubaker said they expect to see Toll Brothers break ground on the company's portion of the project this fall.

Story goes on to say that development has reached Lillington, actually leapfrogged the Serenity site already.

Developers and builders are influenced by government policies and actions, but at the end of the day, the free market decides what gets built. I'm not that concerned about sprawl. I live in 27613 in an early 1980s neighborhood. In 1975, someone would have said "Sprawl!".

That sounds far, but is only ~2 miles past downtown Fuquay-Varina.

If I were in the 55+ business, I'd be looking towards Sanford (having recommended that to one retiree on the NC board). Splits the difference between the Triangle and the Sandhills.

Seems like a lot of the leapfrog, collar-county sprawl these days is coming from move-down, 55+ demand. I'm sure that many retirees moving out of 1970s-1990s subdivisions these days could be tempted to stay closer-in if local zoning allowed more housing options -- particularly large elevator apartments or small-lot single-family houses.

Wow, that as far outside the developed area. It is south of Fuquay Varina on the way to Lillington via 401. The current post office is Hectors Creek.

I wonder how Toll Brothers will find enough amenities to make it attractive to baby boomers. (There is no golf course on the map.) We travel through Lillington to visit relatives in Sanford, and it it farm country aside from the towns like Lillington and Buies Creek.

Heh, the website claims it's "in" Fuquay. Amenities seem pretty typical, clubhouse, pool, passive parks, open lawn.

Developer has five other area projects, including in Wilson's Mills and Rolesville. Ironic name, given that "greenfield" is sometimes used as a pejorative for sprawl locations by planners.

Make them preserve trees.

NC is gonna suck one day if they keep clearcutting and not replacing the green tree canopy.

Please start an initiative to plant one million trees in the triangle, the best carbon fighter and climate change mitigating tool.
