Zebulon..give me an update
Hi All.
I read the posts on here about Zebulon. A little out dated. Can anyone give me an idea as to any recent growth in Zebulon. I am looking to put an offer on a home we saw and love, but don't know if this town is slated for growth and increase in home values. Want to know if I should just bite the bullet and get my dream house. Will have to commute to the Raleigh Airport exit. How's the traffic ? Any rush hour concerns? 64 to 440.
I am new ( 2 weeks ) to the area. Any help will be greatly appreciated.

I hear it is an up and coming area like Wendell. Where are you looking at purchasing? I know there is a new neighborhood in Wendell with DR Horton that I hear has been doing really well and has lots of great amenities. Hope this helps.

I would do some test drives from there during your expected commute time. I don't know of specific commute concerns but I would expect it to take between 45-60 minutes to get from Zebulon to the Airport exit during rush hour.
Zebulon seems like a nice small town. Appreciation is impossible to predict. Only time will tell. There don't seem to be a whole lot of people on this forum from Zebulon.

It depends on where in Zebulon you're going to be. I have a Zebulon address, but live in Franklin county, and work in downtown Raleigh. My commute is about 35 minutes (I leave the house between 8:15 and 8:30).
Zebulon has been growing big time, and there is at least one huge subdivision going in. However, there are a lot of really nice homes on the market that are not in a subdivision. I'd definitely give those a look; you wouldn't have to deal with HOAs, and some have some nice lots as well.
ETA: BTW, home prices drop dramatically if you look in Franklin county vs Wake County in Zebulon.

Update on Zebulon
I have lived here all my life (40+) years. Z town is definitely growing like crazy. I live on the Franklin County side of Zebulon. We have a lot of fast food places; only one steak house. We have a Food Lion, and a new superwalmart. I hear that Lowes has bought some land across from the superwalmart to build in the near future. Those 2 alone will attract new businesses (we hope!) It's a pretty quiet town; couple of parks. Email me at skyskiwidow@yahoo.com if you want more details about homes, restaurants, things for kids to do, etc.

Zebulon is great town and community to reside in. Lived here all my life. The commute can be difficult at times...just depends on location you are looking to live. There are numerous ways to Raleigh areas. 64 Hwy to I540 is the most convenient to the airport. Just depends on your location. If you travel to and from work b/t 7-9am and 4-7pm there will be traffic no matter where you are going to from the airport. Ive been dealing with this for years. Too me..its worth the drive to be living outside of the city.

We love the location. This weekend while driving the Belt line, we were reminded why Zebulon is so nice. Though the belt line is "quicker" is is crowded. We generally use Poole road or Business 64 through Knightdale to get to Raleigh or Clayton. And Wake Forrest is a quick jump up NC 96 to NC 98.
We are on the east end of Zebulon, also in Franklin County, and not so far from Louisburg or Bunn that we cannot make a trip just for a change. Though we have not done it, Rocky Mount is just up the road as is Wilson.
I love the drive to Smithfield out NC 96 in the morning...It just smells of country..pines and occasionally a nice wood fire....it's pretty good here in Zebulon!!

I live near SAS in CAry, and I work for a flooring store in Zebulon that is 1/2 mile from Wal-Mart. I use the South beltline / 64 & 264 route to and from work. It's 35 minutes, door to door, and the traffic is very light going to work. It gets a little heavy around the US 1 / Beltline exchange in the evenings, but nothing like the I-40 corridor between RTP and Raleigh.
Although I live in Cary, I have come to enjoy the area around Zebulon very much.
There is a great custom builder in Zebulon (Olde Heritage) that has a terrific development called Wakefield Meadows, at the intersection of Pippin Rd. and Shepard School Rd. Well built homes from around 350K ^.
There are certainly other good builders in the area as well, and right now, there are homes that are selling very low just so the builders can reduce their inventory and stop carrying the note on the construction loans.
