Homeowners insurance doesn't cover roof replacements that are done due to the years of age/normal wear and tear so why does this matter?
There have been numerous posts on this board about "socializing" the cost of roof repair. It isn't hard for a contractor to find some damage from hail or wind, and when the roof shingles are available the insurance company covers the replacement. Is that the way it should be? Probably not. But it happens quite often.
I'm curious. You live in a townhome. Do you have an HOA? Do they cover exterior maintenance? I know when I lived in mine and I needed my roof replaced, they had it done through the HOA.
My son is going with Housetop Roofing for his new roof scheduled for early May.....their pricing is reasonable. They only hand nail and fixed two existing roof leaks for free while he waits for the new roof install. The larger companies have more overhead costs so you pay a premium for that.
Although your experience with the AC/furnace contractor wasn't pleasant, it doesn't have to be a harbinger of your roofing contractor experience. Check out reviews on other sites apart from Google. Websites like Yelp, Angie's List, or the Better Business Bureau can give you a more comprehensive view of a contractor's reputation.
I can vouch for Marks Roofing as a reliable roofing contractor. I hope that you are able to locate a contractor with plenty of experience, adequate insurance, and the right warranties in place.
