Question Youngsville question

How far is Youngsville to the town of Wake forest? For instance, if we lived in Youngsville, how long would it take us to get to decent shops/restaraunts? It seems we can get a lot more for our money there, including more acreage, etc.

It depends where in Youngsville, but it's really pretty close to Wake Forest. Especially if you are close to the US-1 corridor, you'll be about 10 minutes from all the big box stores (SuperTarget, Home Depot, Lowes, several grocery stores...) and 5 more minutes to everything in the Wakefield development, as well as the SuperWalmart and surrounding stores on S. Main St/US 1 in Wake Forest. The Triangle Town Center mall is a pretty short trip, maybe 20 minutes down either US-1 or 401, too, unless its December 20th.

Youngsville is in Franklin County, so some people may look closely at the schools. But, you're right about getting more house for the money, and especially more land. I've done onsite work for a couple developments there, and it's beautiful. If you need specifics, feel free to pm.

I have many friends who live in youngsville, and they tend to be in wake forest numerous times a day. Youngsville is in franklin county, and wake forest is in wake county, so different school system, taxes, etc. I don't think the commute is that bothersome, it is pretty much a straight shot to wake forest. My friend is moving from youngsville to wake forest, (her spouse is a builder) and she has been frustrating with trying to sell her house because it takes a little longer in franklin county as opposed to wake county. That will probably change in the future, but at this point, it is a little harder on resale when you are in franklin, granville, etc county.

thank you for all your replies. We are homeschooling, so schools aren't an issue for us. Also, my husband works from home, so we are great on that front too.

One more question though... one person said the taxes are different because it's a different county. Are they lower in Youngsville or higher? Thanks!

Taxes are actually higher in Franklin County as opposed to Wake County. For example in Youngsville the county tax rate is .79, city/town rate .56 and the monthly amount per $100k valuation is 113. In Raleigh the county tax rate is .604, city/town rate .395 and the monthly amount per $100k valuation is 83. Raleigh/Wake County has such a vast amount of citizens compared to Youngsville/Franklin County that it can afford to have lower taxes. For the most part the further you get from Raleigh the higher the taxes are.

It's true that Franklin County has a higher tax rate, but the tax is based on the assessed value of the home, not the sale price. Franklin County assesses homes slightly differently than Wake, so the discrepancy actually doesn't work out to be quite as big in real life as it looks on paper. Also, in general, the same house is cheaper in Franklin County vs. Wake County, making the difference in taxes even less of an issue.
