Corner of Holly Springs Road & Sunset Lake Road
I noticed the other day that all of the houses across the streat from the Harris Teater at the corner of Holly Springs and Sunset Lake Road are for sale with "commercial" on the signs. Does anyone know what the plans are for that area?

Besides the new Walgreens on the corner there, I haven't heard of any solid plans yet.

Certainly looks like something is going in there since that whole side of the street has for sales signs in front of every single house. Wonder what the owners of the current houses are getting from the developer?

I noticed yesterday too that more houses for sale with "commercial" on those signs as well are found on Holly Springs Road on the other corner; across from the Harris Teater. Looks like that whole block is being prepared for commercial development.

There is a house behind Harris Teeter and although I forget what the lot size was, believe it was under an acre, it's listed at just under $1M. It may have sold since I last saw it but the people that live along Sunset Lake Road are doing fairly well with the sale of their homes. All too often I've seen people forced out by commercial developers and with little money to show for it. It's nice to see it's not happening here.
I was told by the developer of our home that a Target and a Lowe's Home Improvement will be built right near the new Walmart on 55 and there are also plans for a new Medical center with probable expansion into another Wake Med Hospital in the next 3 to 4 years. HS is definitely going to be expanding.

PS. Those properties with the "commercial" for sale signs have been for sale for over a year now (possibly even 18 months). They're waiting...no one has bitten yet. Originally there were a few hold outs right in the center or at least they had no sign up. Now it looks like they're all on the same page.

pp that is my understanding of what's going on as well. the houses are for sale, but if there were any plans underway to develop those properties, i'm sure they would be empty & being prepared for demolition, kwim?

Agreed. I've lived down in this area for the past year and they were for sale when I first moved here.
If a developer had the properties, then there would be no "For Sale" signs out. What has probably happened is that an investor is buying up the property, converting the zoning from residential to commercial, and then will sell the entire row to a developer.

The properties along HS Road that have For Sale signs are in a designated commercial development zone named the Northeast Gateway. The Town has mapped the area for future development due to the interchange with I-540 and Kildaire Farm/HS Road that will eventually be built.

Very often when a large developer buys up properties the exodus of such properties doesn't happen until the last minute. We had friends who lived rent and mortgage free for 6 months before the developement started and all they had to do is sign a legal document stating that if anything happend on the property they could not sue the new property owners or investors. Not only did they cash out when they sold the land they were able to save a significant amount of money in the 6 months they stayed there. It was a wonderful opportunity for them. Perhaps these properties are having the same luck
