27604,27616,27610 zipcode,whats wrong with it?
why so many negative comments about zipcode 27604?Also hear alot of negative about 27616...Cant figure it out,im guessing 27610 is a bit higher crime from what people have told me,but all 3 of these seem close to the beltline....Seems like you can get a nice sized home at a good price...Any reason thses are looked down upon

I've never really heard folks talk about problems with an entire 'zipcode'......you need to look at the neighborhood/area....which down here is just not even close to being the same as the zip code.

The issue is with the "haves" and the "have nots".
Most of you high income housing is in North Raleigh and Cary. These are considered the more desireable areas to live in. That has to do with supply and demand, shopping, etc. The schools (even though its all Wake county) have better scores, as well.
Then you get to the area around Poole Road (zip 27610). The homes were much less expensive so more people could afford them. However, this area was less desireable due to lower school scores, a bit more crime, etc.
So it came down to this...less home in North Raleigh or more home in East Raleigh.
I must say, with the influx of people coming in, the area of East Raleigh will grow. Developers are counting on this, if you see how much new construction is in that area.
In the meantime, if you do buy in East Raleigh, keep in mind that when it comes time to sell, your home may have appreciated a bit less than North Raleigh and will take longer to sell. But...who knows what the future will hold. I'm giving you more of the history.

Hmm. I would not group 27616 in with 27604 and 27610. 27616 is a large zipcode which at it's extents borders parts of Wake Forest and Rolesville Triangle Towne Center Mall is in this zipcode. And the incomes are very mixed, in fact there is both a Harris Teeter and Lowesfood Grocery coming in this zipcode as well as several new home communities projected to be in the upper six figures.

I agree totally here...a zipcode is an arbitrary line drawn by the post office...it has NOTHING to do with areas/neighborhoods/etc. There are zipcodes in raleigh that stretch out to include ritzy weathy areas, urban ghettos, and even out to farmland all in one zipcode. They're totally meaningless. Using a zip code to find out information around here will get ya practically no accuracy whatsoever.

I am with canine7 on this one. 27610, the whole area, consistently comes up in my searches as significantly lower in price. I have not been able to figure it out either. I saw one house in that zipcode that required flood insurance, but the whole zipcode can't be in a flood plain, can it?

I'm not sure what is wrong with 27616. We are looking at homes in the Brighton subdivision off Louisburg Rd. It seems like a very quiet community, unless there is something we are not aware of?

Brighton Subdivision???
Hi Jaybee18...I had the same question, I checked out Brighton also, many homes for sale in there...why? and the prices are reasonable, is this development safe? Resale value? Is there a high number of rentals there? Will I build equity in this area? I have not heard any responses, if you find any information about Brighton, please contact me. I really liked it in there, and again the prices were reasonable, but price is not always everything. I would rather get less house for a little more $$ if the area is better.

Those are the questions my wife and I are trying to figure out. Our realtor has good things to say about it and I have come to trust her as she has advised us away from other areas. We have driven through there at several different times to get a feel for the area. From all appearances, Brighton seems like a nice and quiet subdivision.
I would love to hear other's thoughts on Brighton.
