Don't think there is a standard warranty, you have to read the contract with the termite company. Some cover repair costs if damage occurs and some cover only retreatment. If you get the whole house and soil treated, most will generally offer you a yearly contract that includes annual(or bi-annual?) inspections. As long as you keep paying for the inspections the contract usually covers re-treatment if necessary and some cover damage repair.

I might play hardball on this one. Seeing as how she has a valid reason to terminate under the cost of repair contingency; I'd ask for full treatment or else...
