Default building on your own lot?

Can anyone recommend a local builder that we could approach with plans of our own? For example, say we buy a lot and want to build a plan we have chosen- that kind of thing. Anyone here done that?

I think most of the custom builders out there will do that..........we thought about doing that, and then ended up not for various reasons. Are you thinking about having your builder buy the lot in a development, or finding a lot on your own and bringing in a builder? We found it a little challenging to find a lot (although north shore estates, and sutherland as well as covington ridge have lots that they will sell to individuals). I know in covington and north shore you have to meet the minimum building requirements and the plan has to be approved. In sutherland, I don't think they are as strict.

Anyhow, the builders who have built houses that I like:

Triangle classic homes (the people who built my house)
Highland builders
Maxxbuild
Houseman Custom Homes
Noel Homes
Raybran Builders
Upright Builders

The difficult part is trying to find the lot. Most land that is desireable has been purchased by developers. If you find a lot in the middle of no where, you'll have to be careful when its time to re sell. Especially if mobile homes are allowed in the area. And, most people WANT to live in a neighborhood due to having other kids for their kids to play with. If you do find a lot in a neighborhood, there are many builders that will buy the lot for you and per your contract, build the home. Remember that if you are doing this type of custom building, you will be paying top dollar. Vicki

Find a lot is pretty tuff it would be best to find the builder who has the lots. There are a lot of new neighborhoods!

we originally planned to do that but gave up after failing to find any suitable Lots in good locations - as someone else said the Developers have bought all the Lots !!

we ended up buying a Lot on a Development where you can choose custom homes as the next best thing

Thanks all. Wonder if we bought a mini farm and did a knockdown and rebuild. Just thinking out loud. Anyone know how far out cable/high speed internet goes?

The only thing left out of this conversation is $$$$$.
You can have anything you want...anything you can pay for.
Lots of land is readily available, at market price. Developers have certainly not "bought all the land." Usually they are not interested in small parcels or individual lots.

Market price is high for high quality land. Cheap land has significant compromises.

The Preserve has some great options right now, as well as Governors Club. Ialso know someone that has a great lot at the Preserve he is selling on the golf course. If you want to bring your own builder, make sure to check if you can do that also. $$$ is the key like Mike says. You get what you pay for. Cheap is not always good. Not saying you can't get a deal though.

My husband and I are also tossing around the idea of building on our own lot. We have found some lots that we might be interested in. We know that the builder will build our house on our own lot. However, we are unsure of the next step. Do home builders really buy the lot for you like VickiR said? We don't know if we should talk to a realtor before going to view the lots... Also, how does the mortgage work if you buy the land and house separately?
