We currently live in West Park. They have great elementary schools Davis Drive is one of the best in NC...no basements, but there is a huge community recreation area. Most homes have a finished 3rd floor. The homes were built in the 80s so the lots are mostly above .25 acres, and there is a pool. We like it here but want more land (like an acre or so) We are looking in Wake Forest.
Why are you excluding Durham? The southern part is a very quick commute to RTP and has all the shopping anyone would ever need. It's not for me, personally, but it is for many people.
I think you can find what you are looking for in any of the areas you mentioned, though Wake Forest to RTP would be a haul.
With respect to basement, I agree with the posts above. The builder specs must require a walk out basement (vs the no-exit basements standard in the NE) so the tradeoff is flat yard and no basement or sloped yard with walkout basement. There are some consolations to the basement (ie. bonus room and storage space in the garage, etc.)
We moved to Holly Springs six months ago and love it. Plenty of space, much shorter commutes than in the NE (gained 2 hours a day when we moved here!), and can find any store we need within a 5-15 minute drive. The commercial development of Holly Springs seems to be slowly catching up to the residential boom...
Given children, we went with the yard and bonus room. You'll get plenty of space at your price point (ie. 3500+ sf and 3 car garage). Several great neighborhoods from which to chose including Park at West Lake, Sunset Ridge, Woods at Sunset Oaks, Wescott, and the brand new development, Woodcreek. We liked the lots at Sunset Ridge and Woodcreek best.
May want to take a look at Woodcreek as they have three sub-neighborhoods at various price points and houses at different stages of construction to accommodate relocations. Only 4 families in there now but going to be an awesome neighborhood when the amenities are completed. A lot of people looking right now but not buying. Great time to be in the real estate market.
My needs:
Best Possible Schools (kids are currently 1 year, 9 years and 11 years)
Affordable homes with decent size lots (under $450K, Lot size over .25 acre)
Established community or newer development, but somewhere where my kids can easily find playmates
Subdivision where your neighbors home isn't your house split in two Communities that offer basement homes
Area with nearby shopping
As mentioned, that probably wipes out most houses in those areas, and it has little to do w/cost. How important is that? You aint in the North anymore boy.
