I grew up in 100 yr plus home in PA and refurbished an 80 year plus home in NC. The heat, humidity all conspire to rot a home much faster down in Carolina that in cooler north climates.
Northern homes, small large, rich or poor-- nearly always had walk up attics and basements. This allows for slightly easier heating, cooling, electrical and plumbing repairs and upgrades than the southern home with only crawl spaces. Cooling a two story old home in this area may be fiscally impossible! I know families that simply move downstairs and crank room AC to survive summers. These facts may affect your moving down here. You may well have less storage and find 2nd floor living difficult to keep cool in summers without a serious insulation and HVAC overhaul. Hope this helps

If you are thinking of Lake Royal near BUnn? It is a trailer park community, hence the very affordable land price. Lots are very tiny, community is gated. An affordable blue collar alternative to fancy clubs

There are also homes in Lake Royale that are up there in price.

Default Previous Post recommending that children not be brought up in Louisburg.. why?

We just moved to Wake Forest. Wake Forest is okay but we are not cut out to be on a small lot. In a few years our kids will be out of school and we will move further out and I was thinking that Louisburg would be where we would settle. A previous posting said that Louisburg is not a place to bring kids up. Just curious as to why that is? Is there something bad about Louisburg? (Really nice pictures!!)

Do you mean Lake Royall?

Its a nice neighborhood. Land is cheaper in franklin county than wake. Taxes are higher, but not by much.

I'm not personally a big fan of Louisburg- while overall I hate sprawl, it is one area that I hope is positively impacted by it. There are not many jobs there- certainly nothing like in Wake Co...shopping is limited (Wake Forest and Raleigh are not that bad of a drive though).

The Walmart is older, and outdated, but there have been talks of building a new one (not sure where that stands now, I canceled my Franklin Times subscription, and haven't checked online to see how its coming).

Theres a couple of grocery stores, a dollar store a mens clothing store...some cute shops downtown, a few thrift stores. Lots of fast food though. lol

Chapel Hill because of the schools, has been our first choice for relocation. But we're also looking at less expensive areas. Durham for the value (with some trepidation about schools, I admit). Hillsborough (Orange County schools are up-and-coming). And I've looked online at Louisburg. We'd go the Catholic school route in that case.

We're also not tract housing/cookie cutter housing/new development type people.

I am going to be moving to Lake Royale in a few months. I visited Ed Best elementary and I thought it was nice and they offered quite a bit. I also looked at Catholic schools the nearest being in Wake Forest. It was also almost triple what I pay for Catholic school in CT and I do not think they are K-8.
I do not really care for Louisburg but I love the country and rolling hill around the area, I will drive to Wake Forest or Raleigh for shopping.
It is going to be an ajustment but I really like Lake Royale so it is worth it.
