We're not in NC yet, but looking into moving and are wanting to most likely rent. Areas: Chapel Hill, Carrboro, Hillsborough, Pittsboro. What we need: At least 2 bedrooms, preferably 3. Somewhere that allows cats & a dog. NOT an apartment or apartment style.
Condo, townhome, single family home (preferred). Price? $1100 or under per month.

I've been pouring over websites (apartments.com, craigslist.com, numerous property management companies, at least ten) and I'm not optimistic about what I do find. I'm beginning to wonder if it just isn't there.

PS. I've searched and searched this forum too, reading any and all threads about renting in these areas.

Well, I see a couple of problems. First, when are you looking to move? Typically a search for a private rental won't be reliable until about 30 days before your moving date.

Second, you say cats and a dog. So you have at least 3 pets? That's is going to be really tough to find a landlord willing to accept that. If you do find one, be prepared to pay a hefty deposit. Private rentals typically ask for a full month's rent as a standard deposit. Throw 3+ pets into the mix and you could have upwards of a 2 month's rent deposit.

As far as your price range, you could probably find something in that range (probably only a 2 bedroom) in most of those areas other than Chapel Hill, but those areas just aren't as populated so there aren't as many options. Plus, the major property management companies in the Triangle don't usually work in those areas, so you're really just relying on what you happen to find on Craigslist. It's definitely not going to be an easy search, but I wouldn't say it's impossible.

I would imagine when school lets out, you'll find some options in Carrboro. Probably around May. I really think the pet thing is going to be a huge obstacle though.

I don't know about the towns you mentioned, but I live in a 3 year old 3 BR 2.5 Bath townhome with a garage in Cary for $950 a month. They allow 2 animals, and I had to pay a fee, but they wouldn't know if I had more than 2 as they have never been here. I'm actually moving out at the end of April, if you're interested send me a message.

4 cats (I know! lol) and a dog. We've owned for the last 5 years, so we accumulated them,lol. We're not even sure when we could move, ideally we're look at summer 2010 if we do move. So I know what is available now, or even 6 months from now, may not be representative of what will be available then.

We're just trying to take everything into consideration. Purchasing another home is also an option, so we may end up trying to go that route (given our home where we are now sells if we put it on the market). Ah, it's all so complicated being a grown up!

Sad, but probably true. And I can't say I blame the landlords, who worry about what pets can do to a place (and their investment!)

Oh my, yes, I don't think you'll be able to rent a thing with that many pets. In addition to the damage potential to the property, a private landlord would also have to take their HOA and homeowner's insurance policy into consideration when allowing pets and I would imagine 5 pets would be not be possible. In addition to that, the state allows municipalities to limit the number of pets per household. I don't know what the limits are for the areas you live in, but I know of some that are 3 or 4.

If you're not moving till 2010, it's impossible to determine anything now. Rental rates are market driven and it's impossible to predict what the market will do to rates over the next year and a half. I know you want to do your research to see if this is the place for you, but you really won't be able to get an accurate picture of the rental market for next summer until about a year from now.
