Reroofing/Roofer rec's?
Can anyone recommend a quality roofer with fair pricing (I'm in south Durham)? We've had some good work done in the past, but feel that it was grossly overpriced. We need some repair work done again, and I'd like to get several estimates this time.
On a related note--what's the return on investment for reroofing? I'm assuming not so good... which is why we're currently leaning toward repair vs reroof.
I have an 18-year old asphalt roof that I don't *think* is leaking... just missing a few shingles (<5) and needing some flashing secured back down. We're planning to sell next spring/summer. Is it best to just repair or do you think reroofing is something to consider? (It's a simple roof on a colonial "box" house with an approx 800 sf footprint)

A new roof will take all conversation of the roof condition off the negotiating table and turn the roof into a selling feature.
I can't say you will get all your investment back, since roofing is maintenance, not improvement. But it just might make the difference in curb appeal that gets the place sold quicker.
You should inspect closely in the attic for water stains or black wet spots on the underside of the roof deck. A good home inspector will find those items and recommend that a roofer get involved.
I used to have a small roofing company, and at 19 years of age, as a Buyer's agent, I would point out to my client that the roof had had obvious repairs, and was near the functional end of its life.
If you want a decent company, and a fair estimate for a new roof, I would recommend without reservation Don Scro, Scro's Roofing, Raleigh.

Just wanted to say (as a person who is currently shopping for houses) that Mike hit the nail right on the head! We've considered a few older homes & my first question is always "How old is the roof?" We found one place that we kinda liked, but the roof was 22 years old. There were a few other factors, too, but that old roof was just one additional repair that we weren't willing to take on. So we cut the house off of our list. If that roof had been new, I think it could have been a different story.

I hear you on that... but honestly, I think I feel like it's time to draw the line. I have sunk a TON of money into this house, primarily for a whole house re-pipe to replace the defective polybutylene plumbing *and* a repipe of the burst polybutylene water main. That's where my hesitation comes in. I'm sure it will make the house more desirable to have a new roof, but given the tremendous amount of money we've already spent (on a relatively low-priced (<200K) home), I'm increasingly concerned about the return on investment over other issues. Does that make sense?
I mean, in a 20-year old home, everything is about to go... A/C, water heater, roof... even my Masonite siding. I can't afford to replace it all. In light of that, Mike, what would you recommend to a seller? Are there certain "maintenance" repairs that you'd prioritize over others?

I strongly suggest to all Sellers that they have a licensed home inspector do a pre-sales inspection, and work off all gigs.
That should offer peace of mind to a Buyer.
Next I would priortize curb appeal.
Paint and roof.
Landscaping.

Erin,
You can go to a supply house and see if you can get a recommendation. NOT a retail department store like Lowe's or Home Depot, but a wholesale roofing supply house like Bradco or ABC Supply. They know who's roofing out there.
