Default Safe Cheap housing

A friend wants to buy a home anywhere in the surrounding areas of the Triangle. He wants to buy a home for under $100,000. Ya, I know, this is tough. But he is willing to reside in an older area, in an older home, as long as it is safe. A small NC town within 30 miles of the Triangle would be great. Any ideas on where to look?

This person is in their early 70s retired, a veteran and lives on a lower fixed income. He does not wish to live in a ghetto, but does not need Beverly Hills either.

Does it have to be a single family home and what part of the triangle would he prefer to be close to if he were choosing an area? Granville County has some nice stuff going on for a rural area and still 30 minutes out of Raleigh.

Zebulon is a nice area. The price drops considerably when you step over into the Franklin County side, too. I commute to downtown Raleigh in 35 minutes.
