Houses / Lot on the water
Hi All,
We are finally starting our search for a house or a lot to build our future house on.
We are from Florida where living on the water is very common. However, its seem not so easy to do here.
What we would like is to live on a body of water that is large enough to boat/jet ski/fish on. It would be nice to be within about 45 minutes to the RTP for work.
We would like to spend somewhere between no more than $700,000. Is this something we can find here or do we need to settle for close to the water?

I moved from FL years ago. Was trying to find the same thing. It is unlikely you'll find it. You will have to settle for a pond if you want to be in the Raleigh area. Or like me, I live close to Falls Lake. You can sometimes get lake views, but nothing like I was used to. Otherwise, you will have to go to Charlotte area, i.e. Lake Norman, Lake Gaston (near VA border) or those type of areas. There is also Bunn Lake, but you probabaly won't want to live there- a little rual.

The 2 closest lakes are Falls Lake and Jordan Lake. They are both owned by the Army Corp of Engineers and you are not allowed to live "on" the lakes. You might want to check out Lake Royale or Lake Gaston. They are further than a 45 min commute to the Triangle though.

Also Kerr lake, but you are going to be almost an hour to RTP depending on where on the lake you can get. There is no good lake close that you can build a home on, it sucks.

The Brentwood subdivision in Raleigh has two lakes. They are more like ponds. Can't swim or boat on them, but they provide nice views.

Solution: Buy a couple lots, dig a giant hole, fill with water, build house on piers, yay!
On a serious note though, it's extremely hard to find water front anything around here if you choose to live in the city itself.

Watch out for the rising insurance rates if you are near water.
Of course, you'll need flood coverage too.

Try Hidden Lake in Youngsville. You might be able to get in there for around $700,000 but in reality you're probably looking at a minimum of 1 million... The lake and homes are very nice although I'm not sure you can jet ski on it. You can fish and boat and even have your own boat dock/ramp...

Water front property is difficulr to locate in the Triangle because most of the Triangle area is within the Neuse River Basin. The Neuse River basin has a set of environmnetla regulations in place to protect water quality. One of these regulations requires the protection of 50' vegetated buffers around rivers lakes and streams. Anything built after 1999 can not encroach on the 50' buffer.
