I've lived in a townhome with a shared wall for about a year. Had I known about the paper thin walls, I wouldn't have bought the place. I plan on staying until next spring & then trying to sell. What I did to try to make the situation a little better was to have a friend add another layer of drywall along with a sound dampening substance to my 1 bedroom wall that is shared. It's worked a little, but there's still a lot of noise both in there & downstairs in the living room.

My question is this. When I try to sell & do the disclosure statement, do I legally have to disclose that I added the drywall? If I did I'd probably have to explain about the noise, which is the whole reason I plan to sell. It doesn't seem like that would count as a "room addition" or "structural change" but I'm not sure.

I'm not trying to be shady. I just can't live with the noise. And former owner certainly didn't mention anything to me.

(Yes, I am certain I did not get any Chinese dry wall. And yes it is up to fire code).

I'm not an expert at anything. You do not have to disclose the noise problem, which is a risk that is inherent with any unit that shares a wall with a neighbor. Noise is a subjective thing anyway - what's noisy to you might not bother someone else. And you do not need to disclose adding drywall just like you wouldn't disclose any other minor remodeling project.
