Why are homes in zip code 27610 so cheap?
Why are homes in zip code 27610 so cheap? Is the area really all that bad? The price range I can afford is only up to 150k and the homes in 27610 look to be very reasonable and very nice looking both inside and out.
When looking outside that zip code, the prices definitely go up.
So what is the deal? With everything looking so nice from the pictures I see, why are there a ton of homes on the market in this area at low prices?

No, the area is not all that. I grew up in S.E. Raleigh and have lived here 33 years. I've visited this forum from time to time and see the pictures and discussion. Unfortunately, downtown Raleigh is lumped in with S.E. Raleigh and the pictures you see are from that area. Downtown Raleigh has been the "worst" part of Raleigh for some time--which is why there has been an effort by the City of Raleigh to clean up certain parts over the past 20 years. Ironically, 40-50 years ago, it was "the place" for many African-Americans to live. Raleigh's experiment with public housing did not turn out too well. Those neighborhoods have been torn down and Raleigh's downtown revitalization began. In fact, one of the worst housing projects was behind Peace College near Logan's. I also find it interesting that some of Raleigh's worst neighborhoods are a short walk from the $300,000 downtown Raleigh condos.
I grew up in a S.E. Raleigh neighborhood with teachers, principals, doctors, dentists, radio station owners, newspaper owners, etc. Around the corner were architects, judges, lawyers, etc. I'm a lawyer. The kids I grew up with are doctors, engineers, etc. But there are also wonderful, hardworking people from every socioeconomic level in S.E. Raleigh.
I've been tempted to take pictures of what I know as my home just so dispel the negative stereotypes.
If you are truly interested, ride out past Alltel Pavillion--consider the neighborhoods along Barwell Road and further out. Some older neighborhoods in Lyndhurst and Idelwild are nice. These areas are similar to my neighborhood. When they were built, there were restrictive covenants that required at least 1/2 acre lots and a minimum of 2000 square feet. The houses in these areas sell for less than $200,000, but could easily go for $400,000 or more in other parts of Raleigh. And these houses are a ten minute drive from downtown and about 2 minutes from I-40.
There are also some nice homes past Alltel Pavillion area, further down Poole Road. The closer to downtown Raleigh, the worst it becomes. There are also some areas around Poole Road and New Bern Avenue that you may want to avoid. However, I've never been "scared" in that area. The 27610 zip code also encompasses some areas that are closer to Knightdale. There's a back way to Knightdale from Poole Road. There are some nice homes in that area. You just have to get out and explore.
Oh, and an added bonus, except for when S.E. Raleigh H.S. opened, my neighborhood hasn't been redistricted in over 20 years. There are some areas that are being redistricted, but it's because new schools are opening within walking distance of the homes.

Lower than average home pricing is
always linked to a high crime rate.
A nucular power plant or a refinery
will have a less negative price impact.
Their are other interesting demographic
similarities that occur in these areas.
I also use a very good site that gives community reports
by zip code on the probability that a crime will be commited
against you or your property. Because of some similarities
to City Data it would be rude to post the address. D.m. me.
These two sites used together explain the diversity discount.
I've just been informed that City Data has the same sort of crime risk information.
