12 Oaks seemed like a dream creation, but is in real trouble. They are hoping to be saved by the type of development I have been proposing. Well planned sprawl growth, including new employment centers. I wonder if it will come in time?

We initially looked at moving there but after seeing their inventory and price points, we decided to look elsewhere. The Charleston style homes were selling for just under $400,000 and they have essentially no yard space. In HS and FV, if you are paying that much, you need some yard space otherwise you can live in a postage stamp lot in Cary. The community has views of Shearon Harris and is next to the county dump. Don't get me wrong, it's a beautiful layout and has some pretty homes, but the prices are ridiculous. HS seems like it has too many large high-end communities trying to sell right now (12 oaks, woodcreek, etc.). I do think 12 oaks will pick up some when New Hill Place comes in, but that's a ways down the road. I think 12 Oaks and Woodcreek both have to get realistic and start lowering prices if they want volume. Otherwise, the neighborhood will just look good on paper.
I think the location is always going to be an issue. Can you actually see the nuke plant from the neighborhood?
