Default Why would last minute showing end up cancelling?

Just curious as to whether any of the realtors have any insight on this one. Today at 1:15 we got a call requesting a showing from 2pm-3pm today. At 2:50pm they Centralized showing office called and cancelled. Why would someone want to see the house so urgently only to end up cancelling??? Any insight?? Just curious since it isn't easy to get three kids out of the house last minute then end up having it not really be needed.

Ugh, I remember that happening to me too! What a pain!

They may have driven by and not liked it; they may have found somehitng they planned to put an offer in on and decided not to look at yours; they may have had a 2 year old who was with them and starting throwing a fit..there are a lot of reasons...but it is such a pain--esp. with young children!!

I hoep you sell soon!

I have to agree with the previous poster, it can be any number of reasons, most likely they found another they really loved and decided on that one. Their realtor could have shown them the mls listing and on paper they liked it, but then drove through the neighborhood and didn't like where it was, etc. It is hard to tell! I have been to many homes where the owners are there until the realtor shows up. I completely understand because I know how hard it is to have a home on the market with toddlers.

could be many reasons!

It's so tough being ready to run out the door at a moment's notice, on a potential buyer's whim. Especially with kids, trying to get any toys put away, crumbs swept up, then... nevermind!

From the buyer's side, it's also frustrating trying to get appointments to see homes when you've only got one or two days to find the right one, only to be declined by the seller.

Sometimes, though, as happened with clients yesterday, our second day looking, we made nine appointments, then the third one was "the one", so we cancelled the rest and started the paperwork. I do feel badly for those other sellers, and I explain in my feedback comments why we cancelled, but it doesn't help if you're the one who packed up the kids and left the house.

Unfortunately this happens all the time. We are realtors and at least have the courtesy to call the sellers and let them know when we've made an appt and can't make it. Sometimes the buyers are flakey (this happens a lot) and things just come up or they decide that it really wasn't the home for them but you may get another call from them. I know it's hard but you just have to be flexible and try not to stress out because selling a home is frought with stress. The right person at the right time will come along . . sounds kinda corny but we've seen it again and again so when they cancel just tell yourself "it wasn't meant to be"...good luck

Everyone's comments make sense. I guess I was just surprised by the cancellation when the original appointment was scheduled such a short time prior. They must make decisions FAST,

We were scheduled to look at a few and I will admit once we drive by cancelled. Mainly because of the location of the house. They either were on a busy street, backed up to a bust street, you could hear hwy noise when you got out of your car etc. No reason to look at something that once you see what the MLS doesn't show and know it isn't going to work.

What made you realize that the house you chose was "the one""? I am curious. I have a feeling that in your position I would have looked at the other houses on the list "just in case". Did the house you chose have everything on your wish list so you decided you just had to have it?

From the clients I have worked with the "one" doesn't necessarily have everything they have to have (we can never find that!!!), but they have enough of the things that they REALLY want, and nothing that they have determined as a deal breaker for them. For some people a deal breaker is a sloped driveway, or a pool, or road noise, etc. It is different for everyone. Generally, a few float to the top after looking at a number of houses, and they one they keep going back to is usually the one. Now, I am a realtor, but when I bought my last house, I think I looked at 60 houses before I picked the "one". I had the time to look though, some people don't.

People just get a good feel for a house, and if it is the one then they look past the wallpaper, or paint, or cosmetic things because they love the location, the way it feels, the layout, etc.
