Default The Pointe Subdivision in Clayton

I ran across some info on Centex homes in The Point subdivision in Clayton and it said you could "pre-order" a house to be built (4 bedrooms + a loft) starting at $167,000. Sounds a little too good to be true...
Could this be because the economy is hurting builders...or is there something I don't know...any info would be great. Thanks.

No, the deal isn't too good to be true. I think the Pointe is almost completely built out and so maybe the prices are low because most of the desirable lots have been sold.

Centex do a product line called F and J, the houses are fairly low on fancy extras but you do get a very large square footage house for the money. This is the product line at the Pointe. The price you have been quoted is for the very basic options. Probably add 10-20K on for the extras such as granite countertops etc.

Over the past year or so many builders have all but eliminated having spec homes. I assume this is build up cash reserves. Hence, almost every home the Centex do is built "pre-order" these days.

My only slight concern with working with Centex is the imminent takeover by Pulte. However, given that Pulte have a small market share in Raleigh compared with Centex (i.e. 4 vs 20 neighborhoods) then I don't anticipate mass layoffs. The sales and construction teams will probably be relatively unchanged. It would be foolish of Pulte to make too many changes too quick.

Go for it, I reckon.
