I just received a call from a close friend who wants to sell her out of state property. She just asked me about the Assist to Sell service and I didn't know what to tell her. I told her that I would come to City Data and ask. Is there a contract involved? I am sure there is, but I wonder what the terms are. Does anyone know? I have googled but can't find anything concrete.

I interviewed them when I was planning on listing my house. This was the deal, in my area:
Yes, there is a normal contract involved.
If they sell, your house, you just pay them 3%. That means anyone in their office.
If another realtor sells you home, you pay that realtor 3% and them $2995. (it goes by what you list your home for)
I was happy with what they had to offer, although I decided to go with a flat-fee realtor. She just listed my house on the MLS for $185. She looks the contract over once one is recieved. You need to have some knowledge about real estate if you go this route. Good luck!

Wow, what a catch. I saw a flat fee of around $2995. I looked at their ad and didn't see anything about an additional 3% over the flat fee, even if another realtor sells the place. I will have to call my girlfriend and let her know. Thanks!

A great many teaser fees are advertised for listing real estate on the MLS, as well as in many other schemes with something to hide.
Then the "Mice Type" (http://clarkhoward.com/query/results.html?cx=014368166379998286206%3A-7q-kycmcak&cof=FORID%3A11&q=mice+type&submit.x=26&sub mit.y=9#1334 - broken link) does the "Paul Harvey" on you.

You won't get onto the MLS without offering a Co-Broke fee to another agent who brings a buyer, and, IMO, that expense should be as evident as the teaser fee.
