Default I'm so nervous now about our contract bid we put in today!

we found our home over the weekend and put a bid in this morning. Its new construction and is 99.9% complete so its been listed on MLS for about 60-75 days. We offered 97.5% of the asking price and we have no contingency or weird requests. Just to close in 45 days (is that too long??).

I'm freaking after reading all the posts about 98% . Are we going to lose out????i'll feel better after we hear back from the builder (or seller agents)

Just be rest assured that if the builder doesn't like your offer, he or she will counter......generally that is what they do. Sometimes (okay most times) it is easier to negotiate with builders because they do this ALL of the time, think about it, they build many houses in a year, some builders hundreds. You will be fine.

thanks leigh. I'll let you know how it goes!! Its in Heritage so i'm not sure if we are actually dealing with the builder folks or the heritage sales office folks. Anywho...i just hope all other buyers saty away for the next few days...LOL

I'm not a realtor so my opinion doens't hold a much wieght, but I'd say a 97.5% of list price offer sounds like a very fair offer to me. It's not like you are trying to get it for a song at 90% or anything. Especially without contingencies, I bet your offer looks real attractive to the seller. I would feel very confident about the offer you made if I were you. Good luck!

I was actually thinking of taking some pics of Heritage today since it seems like such a popular place, but it looks like it is going to rain today!

Default If it feels right....

Considering I started a very active thread earlier this week about making an offer and have since successfully negotiated a deal I feel a little more qualified to provide perspective.

If you've done your homework and feel your offer was fair based on whatever factors you value than relax. The seller(builder) will recognize the offer as being an educated one and will either accept or counter. In either case I'm sure it will result in your getting the house.
