Default inexpensive N Durham neighborhood - Why?

North of Latta Rd/Infinity Rd, just E of N Roxboro, near Eno Valley Elementary School and Carrington Middle School, there is a neighborhood of small ranch homes on large lots (.4 acre and up, partly wooded). Many of the homes were built in the 90s. Many of the homes are valued well under $150,000. Some of the homes have wells but city sewer; others have city water, too.

There is no HOA. According to the Durham crime map, crime is low (except assaults at the nearby middle school).

Why aren't these homes worth more? Is it their size (1200 - 1600 ft)? Isn't small becoming big now?

Probably just because they are older homes, and not right in the mix of everything. i.e. a stone's throw from RTP or Southpoint Mall.

Most of them are only about 10-15 years old. I read on this forum that anywhere in North Durham is desirable, so I was surprised at some of the home values.

Size, price and location are consistent with starter homes. Traffic can be a pain in the butt in that area if you commute on Roxboro (from the evening it can stack up from latta to well south of west point on the eno.

Will someone please tell me where North Durham is? I also heard it was a pretty safe place to live. Any other nice places in Durham? I will have to find an apartment initially.

For the most part it's pretty much everything north of I-85 and the immediate Northgate area and a few surrounding neighborhoods. It goes all the way up to Bahama. Bahama and Rougemont are northern Durham County. Maybe someone can post a nice map. So it ranges from urban to rural. Northern Durham is very nice, quiet, and affordable. I grew up there and still enjoy visiting my parents out that way.

The neighborhood mentioned is cheap b/c like someone mentioned it is a starter neighborhood and it does have its fair share of traffic with both the middle and high school being right there. There are much nicer neighborhoods if that is what you are looking for.

Will agree will previous poster about neighborhood being starter homes and may be cheaper because of location by elementary, middle and high school (guess it can be seen as a good thing too). But grew up in northern durham and yes it is very desirable it you want more house for your money in a quiet neighborhood. The prices in this part of the city are further away from major shopping areas (i.e. Southpoint Mall) which make prices a little less, but I definitely think its worth a look and the drive to those amenities are not that far away.
Northern Durham can be considered anything north of Northgate Mall going toward Roxboro, Bahama etc. approximately 12-15 minutes from downtown durham depending on traffic.

Thanks for the info. I may be working downtown on Duke St. Are there any nice neighborhoods near here?
