Greystone Estates Cary
Hello,
I am looking for houses in Cary. We have looked at the houses in Greystone Estates collection and Weldon Ridge Estate collection. Anyone know if they are giving any discount or incentives in options. How much are they willing to bargain? How are M/I home quality of homes and what are the probability the houses will appreciate in this area?

Current incentive is $2,000 in closing costs and $500 in attorney fees if you use their preferred lender.

My personal experience...Weldon Ridge sales people are not 100% honest. They will tell you what you want to hear, but never put it in writing. The quality of their houses are no where near Greystone. We have been working with Greystone and their homes are energy efficient (which Weldon Ridge homes are not), beautiful construction, and very honest. They have been great and their incentives depend on when you are ready to sign a contract.

So we are building at Greystone Estates, closing next month. We were one of the first to sign a contract with them in that subdivision, and there were some negotiations, but mostly with the upgrades incentives. They would not budge on the base price. I think they might be a bit more rigid now since so many lots are under contract.
Price wise, it is a great bargain. If you look at the other subdivisions, the Greystone estates come with standard 3 car garages, bigger lots than mose, and MI is a very solid, reputable builder. We were initially leaning towards Weldon Ridge, but then, when compared to the Greystone Estates, a lot of MI standards were additional for Weldon Ridge. Their additions were expensive as well. To give you an idea, I wanted a sink in the laundry room. For WR, it was $900 extra. With MI, it was $400. The option to have a bedroom in lieu of a study was $10000, with MI, it was $5500. Plus the base price was almost 70K more. When both added up individually, we were ending up with a 600K house as opposed to less with more extras. Guess who we went with

Great Deals to be had in Gables Section @Greystone
One recent resale in Gables section @$90K less than original purchase price 2 years ago (not sure if distressed or not). Other recent closings at siginificant discount to tax value.

Greystone Estates
Greystone Estates is the winner. Houses built by Raley are the best of the bunch--in terms of overall quality and fit and finish. If I were in the market to buy, I would definitely be considering Greystone. Logman

A half-mile west of Greystone is Stanton Place. This development has some houses of same size, same builders and larger lots. Some houses have walk-out basements. Stanton Place is about 4 years old--definitely worth check out. Logman

Logman - The Greystone Estates are built by MI Homes, not Raley. I did check out Stanton Place ( you would think I would stop looking but just can't seem to  ) . They seem to be considerable more expensive than the ones at GE.

Strictly in terms of price Weldon Ridge will cost you 20% more than what it would cost you at Greystone.
Another bonus is that Greystone Estates is a relatively smaller community with about 40 estate home sites. About 70% of these are already sold and are under construction. Compare that to Weldon Ridge where there are still 50% homes sites available after almost 5 years since starting the neighborhood, its going to take a loooong time before Weldon Ridge is all completed. And if you are an existing home owner in Weldon Ridge trying to sell your home at this time, you are competing directly with the builder! No one in their right mind would buy an existing home if they can build one for equal or lesser price!
For all these reasons, Greystone gets my vote. Hope this helps!

Logman, think you have the wrong Greystone as Stanton Place is nowhere near West Cary (nice houses though, looking at their floorplans, photos).
