In your Listing Agreement that you signed with your Realtor there may have been a marketing schedule that you agreed to. That is, it may say that within 3 days your house will be on MLS with all the appropriate pictures, in 10 days there will be a virtual tour available, if the property does not sell in 45 days we will reevaluate.

Has your Realtor gave you any reasons why he thinks its not selling? You should ask him to show you the comparable properties (comps or CMA) that he's gaged your property against. You MAY be priced too high, but your Realtor should not hesitate to tell you that just like he shouldn't hesitate to tell you that you need new carpet or a coat of paint in the bedrooms in order to sell your house faster.

I think a sit down with your agent is needed. Have explain how he arrived at the price and exactly what is he doing to market your property.

In our case, we just asked our realtor to put our house on Craig's List. She said that if there were any other sites that we wanted her to put it on to just let her know and she'd do it. We also had her put it on Zillow as a house for sale. If you want it, just ask for it. You don't have to do it yourself though. I don't see why your realtor would say no.

Hi luvmyguys,

We are moving to the Cary area, I noticed your blog on the Sunset Ridge back in November time frame, why are you moving and do you like the Sunset Ridge Development?

We are looking now and love the Hunter Glade part of Sunset Ridge, everyone who is a native of Cary, tells us to stay in Cary, not to venture out to Holly Springs, now that you are moving, did you hear that and if so why?

Since you have a raltor ask him/her to put it on Craig's List for you. There are listings on CL posted by realtors and homeowners that are selling FSBO.

Hi lovemyguys,

Do you mind me asking why you are moving? And the short time you were at Sunset Ridge/Hunter Glade, did you like it?

My husband and me are moving with our 3 children and are looking in the area, everyone he works with in Cary, tells him to stay in Cary?

I read your emails a while back and it seemed as though you were going thru what I am know going thru, any advice would be wonderful!
