we are heading north the end of next month. While we are able to leave our furnishings here til the house sells I am just wondering..... With so much new construction is it really easier to sell a furnished house? It would be easier and much more affordable if we take all our stuff with us when we go rather than flying back down to pack up the house and drive it all home after it sells. I'd be interested to hear thoughts on this.....

Sparsly furnished helps buyers visualize how their own furnishings may fit. That's why builders furnish their models! Obviously, don't leave a lot of clutter, just small pieces like a small table with two chairs in the breakfast nook, dining room table but no large hutch or matching side tables...

Make sure the paint on your walls is pristine, too, since the less "stuff" there is, the more people will notice scuffs on walls and baseboards. If you can't Magic Eraser them away, then paint!

And all the other fun stuff that comes with staging a house for sale. At least you won't have to worry about picking up your socks off the floor before someone shows up!

Keep in touch with a neighbor down there! I know we were lucky to have family across the street. She watched when somebody would pull up and look offered to get them in touch with the realtor, even wound up showing the house a few times.

Also if an agent doesn't lock up all the way it comes in handy. One agent left the side door unlocked and it swung open. Another left the front light on pointlessly. Little things like that. If you're close with a neighbor it maybe helpful to have them just check on things of course.

We ended up buying an empty house, but the ones that I remember most were the ones that were tastefully furnished and decluttered They also appeared bigger to me (but maybe I'm weird).

If you go the furnished route - would rental furniture be an option? Or going around town one weekend picking up affordable craigslist furniture? It sounds really stressful to have to come back to pack up stuff

When the right buyer comes along though I don't think it will matter whether it's furnished or not

Since most of the open houses here in Portland are of homes that aren't empty, I have a hard time visualizing myself in an empty house. Lightly furnished, like NCHomefinder, said seems to work best for me.

I think I remember you paid to have your home staged. ??? Can your stager leave some furniture? A chair in the corner w/a throw blanket and a book type thing?

I so hope your house sells before you move so you don't have to deal with this!

You're not weird, that's actually quite common! A furnished room will appear bigger than an empty one, because spatially, people can visualize where their things will fit, as opposed to an empty room with no perspective.

So you're normal!

I agree with Indigo Blue's post...

Also from an insurance standpoint, they always say that a furnished home is better to leave than a completely vacant one if you are not living there.

I would say if you need your furniture in your new home, then take it with you! Believe me, we sat in canvas chairs for months in our new home while the other one was staged. Wasn't worth it! We needed our furniture in our new home and after we moved it and started enjoying it, then our other house sold when vacant.

Our neighbors were invaluable in checking on our house. They shut off our lights numerous times after showings. We also found our front door unlocked once too. Enlist a neighbor! Great advice!!
