Need to make an offer by 4 pm today and just got told that FHA won't work on the property we want to buy. (Just got told that yesterday at 7pm)

We have to be able to have a co signer on the loan.

Can anyone help?

Where is the property? It might qualify for under a grant program or USDA (depending on why you were denied FHA). Have you discussed with your agent? They might be able to call up someone for you.

Just curious - why does the offer HAVE to be in by 4pm today? What happens if you wait? You really shouldn't rush into a financing decision.

Are you sure FHA doesn't have a good reason for not financing this purchase?

Slow down before you get into something you may well regret.

Most times when a cosigner is involved that is a good sign that you are making a bad decision. Of course there are some instances where its not bad, but the majority of the time it usually isn't good. Your Realtor should have a list of loan agents she uses, try calling some of them. That will probably be your best shot at getting it done the fastest.

Have bought I think 4 or 5 houses and refinanced at least 3 times with him. No affiliation other than good customer and now friend. I receive nothing but email "thanks" for referrals, and since you don't know my real name on this forum there is now way for him to know who I am anyway

I got the best rate around AND closed an FHA loan within 14 days from the time I applied to the time we closed. The ONLY thing that was smooth in this process was my mortgage with Suntrust. Tell him Nick referred you and you want the same service I got!!! Im a hands-on, take-no-nonsense, just get it done buyer, he'll know what you mean If urgency is what youre looking for (which is my style) he is your guy.
