Ballentine in Fuquay Varina/David Weekley Homes
Hi All,
Does anyone have any experiences they'd like to share about their home buying process with David Weekley homes? We're interested in a house in the Ballentine subdivision in FV. Any thoughts, opinions and suggestions regarding the builder and neighborhood would be appreciated!

Originally, I took my clients to the David Weekley homes in the Village of Rolesville. The plan they liked wasn't available so we were sent to Ballentine. Once there, they actually liked Ballentine much better so that is where they built their home.
Onsite agents didn't want to negotiate so we had to PUSH to get what we wanted. After the initial negotiation, the building process went very smoothly and my clients are thrilled with the house and the neighborhood.

For me, the biggest draw is the elementary school - this should ensure a steady flow of young families into the neighborhood. While there are no guarantees in Wake County, I have to think it unlikely that anyone living in Ballentine would get zoned elsewhere.
I also like the fact that Ballentine is 95% finished. Only a few empty lots left so you are not left wondering when the neighborhood will be finished and what it will look like.
Very friendly people, lots of community activities, pool, playgrounds (new one on the way), walking trails, close to shops, etc.
There are definitely nicer neighborhoods around, but at this price point, this was the best we came across.

David Weekley also builds their homes to EFL (Environment for Living) standards. Their homes are Energy Star certified and that they have also an energy bill gaurantee for the heating and cooling portion of the home's electric bills.

I had several friends that had David Weekley homes in Orlando. They were all very happy with the quality of the build and the service after the sale. We had looked at Ballentine about 2 years ago, since then it has grown quickly. Although the one thing I'd say is that the prices are definitely negotiable. Homes that we were told were starting at almost $300k with the options we wanted sold at a later date for at least 15% less in many cases. If it has been sitting awhile, you should have room to work. Because we were interested in them, I did some looking for complaints and found relatively few considering the volume they build.
There are also some nice developments north of Ballentine in Holly Springs that might be to your liking depending on your price range. It could be something to compare if you're not sure about making a final decision.
