Good Evening all,

I'm new to the site, and would like to make a move to the Carolina's in the near future. I have a couple of questions about how to get started and/or join a company as a consultant for tenants/businesses in mall spaces around the country.

Currently, I work as an analyst for a Public REIT (Real estate investment trust). I have been negotiating amendments to leases for the company I work in for the last 18 months, and I do my best to negotiate terms that make everyone happy. The thing is, I don't get paid by my company for renewing leases, for negotiating bad debt paybacks, and for keeping the tenants in their locations in order to hit out mandated percentage of occupancy in a mall.

My question and request is, how can I do this for the tenants in order to get a pay from my services, instead of working for a company that doesn't pay me to hit their NOI numbers or occupancy numbers to remain a REIT? Are there any consulting firms that do this?
