I want to buy a townhouse in either of these two area's, both seem to be up and coming, but a couple of things have me worred about Town Hall Drive in Morrisville. Its next to the train tracks and to be honest, there are a lot of trailers behind the homes. Would that not cause my property value to drop? Do you know if they plan on getting rid of the trailers in that area? Also, the layout of town hall drive seems rather unfinished, Depending on what neighborhood you drive through the homes don't look as polished as in Amberly....i.e Manicured lawns, landscaping, finishes on the homes. Town Hall drives strikes me as more of a transitional community, and depending on who is there at the time.....it could be a good or bad area! On the other hand....an upside is that it seems as if I get more square footage for my money in Townhall drive compared to Amberly!
Any suggestions, or details you can offer me about those area's.
Are they comparably priced? If so, I'd say Amberly is a more "polished" community in that it is more upscale and offers a TON of amenities. I would compare what you want (upgrades, square footage, etc.) and price/SF and then think if it makes sense to YOU. Also, I know the HOA fee for Amberly Village Square is around $90-100/mo. Not sure what it is in the THs or the ones in Morrisville--something to keep in mind.
As for the trailers, etc., that whole area you're looking at in Morrisville is dead center for the new historic district and "downtown" retail/business district. I'm assuming you've seen the plans. If you haven't, check them out on the Mo-ville website and you can see what the areas are zoned for--that should tell you what's planned for the mobile home area. I know they're planning a ton of revitalization on Church St. and over there on Jeremiah St. where the townhomes are (assuming you're talking about the Church Street Townes) is going to be mixed use. I live in Savannah just adjacent to all these new plans and am optimistic that they'll boost home values...........once the economy picks up and budget allows for the plans to be finished.
Yes, they are priced the same (around the 170's- 200's). And no..I've not seen the plans for Morrisville...I'll check them out this afternoon. I currently stay in an apartment complex in Morrisville now, and really like the area. Not sure how they will build anything "new" in that area, since the traffic down Morrisville Carpenter is pretty bad now.(especially since building the shopping center with the Dairy Queen and McDonalds.
In 10-15 years I think Morrisville will be a far more sought after place to live. There will be "downtown" shopping and entertainment areas, a lot of mixed use developments, new parks and more than likely a commuter rail station within a mile of you, and there will be one of the largest mall/shopping areas 2-3 miles away at Park West. And this area will always be more convenient to RTP, RDU, I-40, Raleigh and Durham.
The question is whether you want to wait that long.

IMO, if you have doubts due to trailers, trains, etc., so would a potential buyer.
*Full disclosure...I live in Amberly but not the townhomes.
I don't know much about either of the two but i will say that the clubhouse in Amberly is bangin'.
As far as the trailers you mentioned, I don't see it making the property values go down mainly because they have been there from the beginning so it isn't like it was put in afterwards. But as said above it you are thinking about it, so will be the potential buyers. Personally, unless it is next door or right outside your window, who cares?
Hmmm, I am kind of in a torn state. I live in the "older" town hall commons townhomes, but work as an onsite agent in Amberly (not representing any townhomes though). I can address most of your concerns fairly quickly.
1- regarding the train / airplane noise in town hall commons. As a resident there I hardly ever hear a train rolling down the tracks. However, yes there is airplane noise. Depending on what type of enviroment you are used to it may not be that big of a deal. I have lived there for almost 3 years now and I am used to the airplanes.
2 - regarding the trailers, I haven't noticed any trailers anywhere in townhall commons. Yes there are some on Church Street, but that should have no bearing on the value of anything in townhall.
3 - amberly vs townhall regarding the ammenities. I can honestly say that hands down without a doubt Amberly porbaby has the best ammenity center in cary. There are 3 outdoor pools, a full court indoor basketball court, a fitness center, and several rooms you can rent for private occasions. With that being said, the townhome dues in amberly are going to be higher than those in Townhall Commons.
