Default room for a small builder in Raleigh area

Hi all. I am a small builder(3-4 houses per year) in lower Currituck county and the Outer Banks. The market here is dead and after 42 years of tourists, we are ready to move. My wife is from Raleigh so that will be our destination as soon as we can sell our house here. Is there room out there amongst all the tract builders for a small custom or spec builder? We have family in Goldsboro and it looks like areas down 70 from Clayton to Smithfield are seeing alot of construction and no tract or big regional builders. I would be looking primarily at infill or single lots, not subdivisions. Thanks for all comment or opinion.

I couldn't tell you about clayton area specifically (although the land may be cheaper there right now!) but in wake forest I see it all of the time. smaller builders (or even some of the big custom builders) will buy a lot, build and sell. I have yet to see a house built that has sat for more than 2 months post construction. Most are sold before the house is done.

The land is getting more and more expensive here, but people are still building 3000 square foot house and selling it for just under 400k
