We recently started building a home at Seagrove's Farm in Apex, about a mile from the historic downtown. Your price range matches their home prices almost exactly. We ended up with a .17 acre lot but it backs up to a wooded area and in general feels larger than it is due to the way the houses are positioned. I'm not sure how big of a yard you want, but in my opinion we have plenty of usable space even with the included deck taking up some of it. There are plenty of other lots in the community that are in the .25+ acre range, especially if you can get a cul-de-sac lot. The community is probably about 50-60% complete and is really moving along. The homes are Standard Pacific, and come upgraded pretty well from the get-go, including gourmet kitchen, crawl space construction, Hardie Plank siding, hardwood, trey ceilings, wainscoting, etc... We compared these houses to other local communities from Standard Pacific (Laurel Park (Cary), Brightleaf(Durham)), and they were slightly more expensive for the same plans, but came with a long list of upgrades included.

The location can't be beat either..a few blocks from the freeway, and about a mile from historic downtown.

You can go with a house that is 3-5 years old and still not have to do any work on the house.....at least not anything more than you would have to do in a year with a new one. There is always maintenance to do, unless you want to incur more expense later by deferring it. There tends to be very little work that requires significant expense until a house hits 8-10 years old, with the exception of exterior paint. With the deals on resales, you can paint the house several times over in savings. Just something to think about.

Your pricepoint really puts you right in the "meat" of the Apex housing market for resales. Most of the nice subdivisions in Apex with homes in that price range (Haddon Hall, Walden Creek, Abbington, Scotts Mill) have no shortage of beautiful homes on much larger lots than anything built after 2005 will have now. (generally homes in the aforementioned neighborhoods were built in the late 90's/early 2000's). If you have (understandably) fallen in love with the town of Apex, it would be a darn shame to move further out to get a brand new house on a bigger lot if it's not in an area you would like as much. Many of the 10 year old houses in Apex are maintained and updated nicely. A brand new house is eventually going to be "old" anyways. If you can get a good sized house on a good sized lot that's maybe a few years older now it won't make a difference in the long run really. Just my .02

I live in Apex and we love it! Don't limit your search and miss out on a great house here. Because it's a small town there isn't a ton of new construction like you find in Cary. Don't be fooled with new construction that is in the 27539 area code. Off Ten Ten you have some parts in Cary, Apex and even Holly Springs. Once you past Seagroves Farm you are ( to me ) out of the Apex limits. Villages of Apex is new but you are in between two railroad tracks. Not an ideal location for myself but if it won't bother you, the homes look nice. I dont know anything about the lot sizes. As others have mentioned with reseales...check them out. Haddon Hall has MANY beautiful homes that are in that range.I'm from NJ and in that range...yes it would get you a so so house that probably needs work. Not the case here.

There's not a house in The Reserve under $400K. It's beautiful but pricey.

It's also in Cary.

Off Route 55 (west of it).

Beware, the 540 extension is going in right next to it.

I think Seagroves Farm is one of the best for the $$. Great location right off 10/10 and seconds to US 1. just a few minutes from DT Apex. Standard Pacific gives you a lot of house for the money and they're all really nice.

Villages of apex is nice, but very small lots & expensive for what you get in this market. Also very, very close to train.

There is almost no land left in the heart of Apex to build on. But you might want to check the new olive chapel park. L hermitage went bankrupt several years ago, but a new builder took over the subdivison and it's looking very nice as olive chapel park.

Houses are way cheaper than with the old builder and have an upscale euro look to them.

The houses that were supposed to be 500k are now 375k. Only down side is small lots.

Just wanted to follow up on this thread and mention that we closed on our house at Seagrove's Farm today. For anyone who's looking at homes in Apex, you absolutely can't go wrong with the folks at Standard Pacific. They bent over backwards for us throughout the whole process.

On another note, we drove through the Olive Chapel Park community mentioned earlier in this thread. It's a bit of a mystery to me, since it looks like there are 2-3 completed and lived-in homes, and then a lot of foundations with no active construction occurring. Has anyone seen any real progress being made there, or is it just sitting idle under its new ownership? The houses do look very nice, and the location is great.
