I live within 5 minutes of all 3, but don't know anyone who lives in any of them. We seriously considered Park at West Lake when we were buying, but prices were just a bit too high, and adding Cary taxes on top just sealed its fate.

I have sold quite a few in The Park at West Lake. The prices had gone up at a crazy rate but when the slowdown hit, the prices went back to normal. Hard for those that paid when the prices were at the high end. I like the fact that this n'hood has the sections a bit separated. The Woodlands are the custom built homes and The Commons are custom built but smaller. There is another section but I can't remember the name. I was surprised when Lennar came in. I wouldn't hesitate to live in this n'hood.

Sunset Oaks is another that I have sold a few in. Another good n'hood. Pool is paid separately, not included in your HOA. I would feel safe in this n'hood, as well.

I don't know much about Brighten Forest, so I can't help you there. If I had a client that was considering this n'hood, I'd research it and maybe send around an email to my company to ask who had sold in there and what the pros and cons were, etc. Sometimes it is partially about the "feeling" you get from the n'hood.

Just a helpful hint: Since most of us don't read every thread, you'll get the most responses if you put the relevant info in the title of the thread, such as "Questions about specific subdivisions in Raleigh", etc.

"How concerned should I be?" could apply to literally anything (health, roaches, weather, car making a funny noise, etc) and some may skip it, not thinking it's something they know the answer to (I almost did. Well, I don't know the answer to your question, anyway, LOL). Anyway--just a helpful hint not just to you but to the several folks who post very "generic" thread titles and then don't get the responses they hoped for
