There is a website by the State that shows the property tax rates by County.

Property tax rates will also vary a lot by school district. Generally speaking, Rapid will be a bit higher than many other parts of the state and the state in general will be lower than many other states.

I have been looking at the home values in Rapid City and wondering why they are so high. Is there a perception that prices are inflated? Or am I just jumping to conclusions?

That perception would usually depend on if you are a buyer or a seller and what you are used to. Rapid is quite inexpensive as compared to Denver.

I am a potential buyer and looking for a home that is a 3br/2bath. Per my research, I have noted a significant jump in cost, based on the number of baths... I think....


It seems that property size is not a significant variable. I do not know what drives the cost of homes in the area up/down.


- Locations in town
- How close to ??
- How far from??


Are any thoughts are welcomed.


Additionally, what are the more/less desirable locations and why?


I understand that the east side is windy and the west side is hilly. And do not have any more info than that, or why it would matter.


As I looked at the home purchase options, with a 150K (+/- 20K) price tag, and noted that so many of the Real-estate sales pictures of homes that price range seem to be modeled to appear as trailers.


Mind you, I have not been there, and the best reference I have are the pictures off the real-estate sites, so please do not be offended.

we are thinking about retiring, and relocating to the RC area of SD, from Texas. Mainly due to the extremely high property taxes here in TX. We pay $4,600+ annually for prop taxes here, on a house appraised at 170k. The house has been paid off for 2 years, but with the outrageously high prop taxes here, houses are never paid off...

...and the taxes here in TX go way up every year...

SD looks like it would check off a lot of the boxes on our checklist... more pleasant weather, way lower prop taxes, politics, etc

I was looking at some $250K houses in Summerset the property taxes were running about $3,300 a year. I guess $4,600 is perspective.

Right now it is a seller's market here. Prices are solid, decent houses at a decent price don't last long on the market. When looking move fast if you like a house. It is bound to sell.

I am thankful I am not in the market for a house right now. Finding everything that I'd want would be difficult, or end up spending more than I really would want to spend.
