I come from a line of Realtors, my grandmother was a Realtor, my Father was a Realtor. I am a real estate investor, my partner is about to become a Broker.

Regarding signing in - one reason for having people sign in is to be able to show the owner how much traffic came through, as well as for business records to show you aren't out playing golf on open house days.

Security is also a consideration in some properties. My grandmother once had her purse stolen by a two person team who distracted her.

I like going to open houses. I go to one or two every week. I'm fortunate to live in one of the most exclusive areas in the country (think "Housewives of OC") - so where else can you tour 14 MILLION DOLLAR mansions for free!

Because I have a huge investment in the area myself I like to talk to the Realtors at open houses as to where they think the market is heading. It's always good for contacts. I also like to see new homes to keep abreast of what is trending in different price levels.

I also hold "open houses" at our various apartment buildings if we get multiple units vacant at once. Sometimes I'll BBQ hot dogs and make it a community affair - it gets people talking about our units. They tell a friend or when they have to move in the future they remember us!

That's what for you are highly recommended to hire and have YOUR REALTOR, a professional who will work for you and stablish a fiduciary relationship with , and in that way you wont have the necessity to bother any other realtor. Time is of the essence !!!!!

As a professional Realtor, has anyone really been far even as decided to use even go want to do look more like?

I cant tell you how many times I have stepped into a small bedroom, seen what I need to see and turned to leave only to bump into the realtor who followed me into the room.
Stay back.
Also don’t precede me into a room. Hang back. Let me explore. I don’t need you opening closet doors for me.

An "open house" is a gimmick by listing agents to find NEW clients without having to cold call for them. Most people come to the event WITHOUT representation and the listing agent can try and get their business. Usually the real listing agent does not even attend. They send a junior/new agent because they are too busy/important to waste an afternoon babysitting your house.

All of the above are reasons that we as Realtors hate open houses. Waste of time, people (the Sunday Bunnies and the Looky Lous) who have nothing better to do show up; the owner's hopes are raised or dashed by the number of signatures on the register sheet. We do not require anyone to put their information on the sign up sheet, that is strictly voluntary. It is amazing that $14 Million dollar properties are open to the (unscreened) general public.


Your grandmother should have left her purse in the trunk of her locked car.

Sometime open houses are mess and it is just time consuming and nothing else. One needs to decide where they have to move.
